Netflix Opens Fort Monmouth Studio Campus, Advancing Major Economic Redevelopment in Monmouth County
Netflix has officially cut the ribbon on its Fort Monmouth studio campus, marking a major milestone in the redevelopment of the former U.S. Army installation and the continued growth of New Jersey’s film and television industry.
The billion‑dollar project will transform approximately 289 acres of the former military base into one of the largest film production facilities in the United States. Once complete, the campus will feature a 12‑soundstage complex designed to support large‑scale film and television production while creating new jobs and long‑term economic activity in the region.
McManimon, Scotland & Baumann, LLC represented the host municipalities of Eatontown and Oceanport in connection with the project. The MS&B team was led by Matthew Jessup, with support from Curtis Culvert, and negotiated long‑term payment‑in‑lieu‑of‑taxes (PILOT) agreements that provide significant financial and planning benefits to both communities.
Under the agreements, Eatontown secured an immediate $47 million payment to support critical improvements to its downtown, public infrastructure, and municipal facilities, along with additional revenue extending more than 30 years into the future. Oceanport will receive nearly $65 million over a similar long‑term period. Both municipalities also achieved tax certainty and eliminated exposure to future tax appeal liability.
Construction on the first phase of the studio complex is now underway, with the full campus expected to be completed by 2028. Local officials anticipate that the project will bring sustained economic opportunity to the region while repurposing a long‑dormant site into a productive and vibrant asset for Monmouth County.
