MS&B Serves as Redevelopment Counsel on $200 Million Sea Gate Project in Perth Amboy
McManimon, Scotland & Baumann, LLC is pleased to have served as redevelopment counsel in connection with the approval of the Sea Gate redevelopment project in Perth Amboy, New Jersey, marking a significant step forward in the transformation of a long-blighted brownfield site along the Arthur Kill waterfront.
The Perth Amboy Planning Board recently approved the $200 million project, which will include 602 market-rate rental units across five residential buildings, along with a range of publicly accessible amenities such as a landscaped esplanade, playground, plazas, and a dog park.
The redevelopment is also expected to generate substantial economic benefits for the City. Through a long-term payment in lieu of taxes (PILOT) agreement, the project will increase annual revenue from approximately $113,000 to an estimated $1.2 million, providing a stable and predictable funding source for municipal operations.
